L’Agence MPA a proposé et a négocié un échange de terrains avec la municipalité afin de créer des parcelles constructibles dans l’intérêt des deux partis. Cet immeuble en forme d’arc permet une vue sur mer pour tous les occupants, tout en optimisant l’intimité de chacun des 29 appartements.

Mike Parker proposed, and then negotiated, an exchange of land with the local authorities so making it possible for the developer and the municipality to build on their rearranged plots of land. This building in the form of an arc is designed so that each apartment has a stunning view of Anse Mitan and its beach, while at the same time ensuring total privacy for each owner of the 29 apartments.

Deux immeubles comprenant un total de 21 logements de T2 et T3 sur un terrain avec vue dominante sur la plage de Diamant. Leurs couleurs et détails comme les gardes du corps expriment un esthétique de qualité.

The Andrea Residence with its 17 apartments (terra-cotta coloured), built shortly before her sister dwelling Amalia housing 10 apartments (painted yellow and green), are situated a short walk of Anse Mitan beach. This project is situated in Anse à l’Ane. Composed of four villas and four additional buildings that house 32 apartments, the site optimises the notion of community spirit in its design. The ‘Verdi Villas’ are built in a creole style with visible beams, infinity pools and underground parking. Each is oriented to benefit from the view of Fort-de-France. Their clay roof tiling provides a particular charm. The conception of the ‘Terrasses de Philéa’ apartments is structured so that their visual impact fits in with their surroundings.

This group of waterfront villas and condo units, 24 in total in Moule in Guadeloupe occupy a beach site. The density and massing are articulated by several buildings rather than a single block assuring a sensitive environmental impact. MPA created apartments of one, two and four bedrooms in a town house style with a creole feeling that remains totally modern, all painted in varied and vivid colours, in harmony with its tropical gardens looking out onto the turquoise sea of the Atlantic Ocean.

A condominium of 28 apartments situated on a steep incline, its volumes and facades arranged to reduce its impact on the site. The two top floor penthouses with a view of Fort-de-France possess large terraces and pools that add to the luxury of the property.

Contiguë au Village Créole, perchée sur une falaise, cette résidence de 62 appartements de standing prend la forme d’un village résidentiel sur le terrain très accidenté et visible de loin. La maîtrise de l’impact sur l’environnement urbain du quartier était un impératif prioritaire commun au promoteur et à MPA. L’ordonnancement du projet et le fait d’organiser une séparation des espaces parkings ont valorisé les multiples atouts de ce projet très recherché.

Adjacent to Village Creole, perched on a cliff, this 62 units up market residence on a dramatically profiled and highly visible site continues the ‘village’ theme. The handling of the impact on the urban environment is of prime importance to MPA and the developer alike. The structure of the project and method of placing the parking spaces further increases the value of these highly desirable properties.

MPA a imaginé ce quartier résidentiel clôturé composé d’un “mélange’’ de diverses catégories et formes de logements entre villas individuelles, petit collectif de trois unités en forme de grande villa ainsi qu’un immeuble de 18 appartements. L’ensemble de la copropriété totalise 40 logements, avec piscine collective ainsi que d’autres piscines dans les jardins privatifs. L’originalités du projet provient de la configuration des appartements regroupés dans des ‘villas’ de forme et ambiance traditionnelles.

MPA designed this enclosed residential area made up of a mix of individual villas, small apartment blocks that resemble large villas, and a condominium comprising 18 apartments. The entire site totals 40 homes, with a shared swimming pool as well as other private pools situated in their own gardens. The originality of the project is in its configuration of apartments grouped into ‘villas’ of traditional form and architectural vocabulary.

Sur un terrain en pente avec une vue surprenante sur la baie de Fort-de-France, les 33 appartements sont orientés pour optimiser la vue, empêcher les vis-à-vis et réduire l’impact de masse sur le paysage en décalant les quatre bâtiments.

On a sloped site with an impressive view over the bay of Fort-de-France, all 33 apartments are orientated to take full advantage of the view whilst optimising privacy and reducing the impact of the mass on the landscape with setbacks and split levels.

Un quartier sophistiqué, un terrain en pente radicale et un cahier des charges exigeant. Le promoteur a favorisé une approche osée en valorisant la qualité de vie au lieu d’un produit répondant simplement aux contraintes fiscales. Le parking sous-sol se trouve en-dessous de la grande piscine collective.

MPA regards project development in the private sector a challenge in the current context, the optimisation of all positive characteristics to render the projects viable, coherent and pleasing to look at and to live in. The Alpinia, 12 apartments completed in 2001 exudes strength and confidence in its form and colours in previously unfavourable surroundings launching a dynamic regeneration of the area realising its great potential a few steps from the Anse Mitan beach.
